This role requires the successful candidate to be vaccinated against Covid-19, to ensure the safety and wellbeing of our people and customers. The role with us As a Facilities Manager you would facilitate the delivery of technical service solutions and support telecommunication network infrastructure operated by Telstra at critical network facilities. Manage asset maintenance and performance to ensure prompt issues resolution and restoration, to deliver site resilience through optimal asset conditions and performance. Key responsibilities Your key accountabilities and responsibilities include but are not limited to: Be skilled in the management and operation of complex Network Integrity engineering services and Tenant communications. Provide Network Facility engineering services including the operation, performance and monitoring of Building Management Systems (BMS) and Controls; low voltage and high voltage (where relevant) electrical; UPS; SGP; HVAC including chilled water systems; fire protection systems; and plumbing. Become familiar with assigned sites and be responsible for identification of areas of risk or non- compliance to Telstra Policies, standards and procedures within Telstra’s Priority 1 sites. Develop an in-depth understanding of the interrelationships of various plant and controls and their configurations to ensure that appropriate contingencies can be implemented in an emergency situation. Have a detailed knowledge of building engineering services in order to actively participate in design and infrastructure Life Cycle planning. Regularly audit and inspect the sites as necessary to ensure identification of issues that affect the normal operation of the site and communicate with the relevant Telstra group for rectification and escalation where necessary. Ensure the efficient and optimal operation and use of building assets. Participate in building related Change Management activities including Method of Procedure (MOP) review, handover, and acceptance of installed systems. Perform the initial response or assessment to faults and alarms in accordance with the processes and Response Times schedule. When applicable, manage the operation of high voltage distribution systems including transformers, switchgear, and associated control Equipment. Highlight to Telstra opportunities for energy management improvements and efficiencies. Act as the principal point of contact for day to day operations and liaise with building occupants, Telstra personnel, and Telstra’s clients on maintenance matters which may impact the normal site operation. Challenge behaviours that conflict with Telstra’s Working in Network Sites (WINS) procedure. Perform routine maintenance and compliance activities associated with the building services and day to day activities in the building. Be skilled in the management and supervision of subcontractors and vendors. Review acceptance and validate completion of work orders and invoices. Ensure all activities are carried out in a safe and environmentally compliant manner. About you To be successful in the role, you must have: Essential Facility Management industry expertise. Proven experience working on large complex electrical distribution systems and controls e.g. in Data Centres, manufacturing complexes, high rise buildings, Airports, mining industry, large shopping centres or similar. Experience with Building Management Systems (BMS’s), Program Logic Computers (PLC’s) and similar devices, Uninterruptable Power Supplies (UPS’s), Emergency Power Plants (EPP’s – Generators), Air Conditioning Plant,Mains Power distribution including (a) Protection, (b) Ring Mains Units (RMU’s), (c)Transformers and (d) Circuit Breakers, Static Switches and Change Over Contactors Proved experience working with Large Chillers, Cooling Towers, Air Handling Plant, Chilled Water Distribution Systems, Package Plant, Complex Control Systems and the undertaking of Repairs and Maintenance of all of the previously identified and other related plant Possess a proven ability to provide technical reports which clearly identify plant condition, reasons for failure and detail the reasons plant should be replaced.
